Gas, Electrical and Smoke safety checks Comparison

From 29th March 2021, under new legislation in the Victorian Residential Tenancies Act, residential rental providers must undertake mandatory electrical and gas safety checks every two years, as well as annual smoke alarm checks.

So I have put together a few places that perform these checks, their total cost for 6 years and their Google reviews and ratings.

They have to check for the following:

Electrical safety

  • Switchboard testing including of all safety switches
  • Power outlet testing
  • Testing of all accessible power outlets and light switches
  • Assess wiring from within roof space (if accessible)
  • Detailed safety compliance report
  • Conducted by an A grade electrician

Gas check(2 applications at least)

  • Pressure test of gas line
  • Carbon monoxide testing of all applicable gas appliances
  • Negative pressure testing of all applicable gas appliances
  • Testing of all gas appliances to ensure safe operation
  • Basic servicing and cleaning of gas appliances
  • Detailed safety compliance report
  • Conducted by a VBA registered Type A Gasfitter

Smoke Alaram

  • Assess location of smoke alarms
  • Conduct smoke test
  • Conduct decibel test
  • Clean all alarms
  • Change battery
  • Detailed safety compliance report
  • Conducted by an A grade electrician
